buyers in Royal Oaks Country Club are usually impressed by the big
lots, shady trees and sturdy houses. What they're not so fond of
is the drive into the subdivision. "They love the neighborhood
itself," says Pat Nimtz, a broker with Coldwell Banker United,
Realtors. "They're not wild about Gessner. It's just not very
pretty." Area homeowners associations have tried to spruce it up
by planting trees along the medians of the busy street, which is
lined with strip centers and apartments. Many of the homes in the
Spring Branch neighborhood have hardwood floors and were built in
the 1950s and 1960s. Houses usually cost between $70,000 and
$125,000 and range from 1,600 to 2,500 square feet. "You get a lot
of square footage in a real solid neighborhood without spending a
lot of money," says Greg Post, an owner of Grant/Post Properties.
Property values have been stagnant lately." I think that's because
the Gessner corridor has kind of hidden to the public the values
that are behind it," Post says. Concerns of crime spilling over
from seedy apartments prompted the community to start a Citizens
on Patrol program three years ago. Since then, crime has been
minimal. "Whatever they've done, they've done right," says Ed
Williams, president of CTI Information Services, a company that
analyzes crime statistics. From 1991 through 1993, overall crime
was down 39.6 percent in Royal Oaks Country Club, compared with
the city's decline of 17.4 percent, CTI reported. The low crime
rate has placed Royal Oaks Country Club in the top 5 percent of
neighborhoods tracked by CTI. Fred Benthall, who coordinates the
program, is one of about 50 volunteers who cruise the streets
looking for suspicious activity. What does he see? "Mostly
nothing, which is a measure of success," Benthall says. Bats,
however, are welcome. "We're thinking about putting up bat houses
to encourage more of them," says resident Maureen Getschmann.
"They eat mosquitoes."

The Fred Couples golf course is one of the top courses in Houston.
It is beautifully designed with waterfalls, flowers, sand, and
lakes. The drainage is wonderful and it is very seldom ever
closed because of rain. The green are among the best in
Houston. Nothing was spared in building the golf course!
Royal Oaks Country Club is a completely private, breathtaking
retreat of homes in an array of styles to appeal to the most
selective buyer. The lot sizes vary and are much larger in
The Estate section. You can select a home or build from your
own plans and builder. Homesites are both on and off the golf
course.
